The Sales Process

Settlement is usually anywhere between 45-90 days. This can be negotiated with the purchaser and usually suited to your timeline.

The day of settlement you need to have all your belongings out of the property and hand over the keys to the new owners.

The sale time can vary depending on many factors, but generally anywhere between 14-90 days.

The agent will attend the property to open the doors, turn on the lights and present the property, this will be between 30 and 45 minutes long. During this time they will speak with people looking through handing out brochures, taking names, numbers and comments.

You are not required to be present at the open inspections.

Yes, this is your choice. As agents we will present you with all offers and recommendations, this will then be your decision.

Moving Into a Retirement Village

This is what we specialise in, helping you sell your house within a timeline suited to your specific needs. We also speak with the retirement village throughout this time.

There are many reasons for people moving into a village. Social contact, low maintenance, property maintenance and cleaning assistance, easy to lock-up and leave making holidaying easy, more personal security, access to more care and support if needed. These are just a few examples.

Generally, you will enter into a long term or life lease, this gives you the same security as if you had a title. When you leave you will usually not receive any capital growth, but this will be used so the village can continue to upgrade the houses and facilities in the long term and provide people with the care required.

The purchase price varies from home to home but essentially you pay the full amount upfront and throughout the term you a certain amount is taken out each year, you are then refunded the amount outstanding when you leave. You are not liable for stamp duty unless they offer you the title to the property.

Generally, no new pets are permitted but current pets may sometimes be negotiated. All villages are different.

Generally, this is covered in the general maintenance fee you will pay. You will usually however need to take out contents insurance to cover your personal items.

The villages will usually perform all property maintenance for you from a fee you will pay the village.  You will be responsible for the general cleaning of the inside of the property and private outdoor areas; the gardens are usually taken care of by the village. All villages are different.

Every person is different depending on your financial status, this needs to be discussed with your accountant and Centrelink.

Some villages have an area designated to storing caravans, you will need to check with the individual village.

Legally no, but it is definitely recommended you have another member of the family, a friend look at the paperwork and ask any further questions before signing. It is something we recommend you discuss with family and or friends before you commit, including investigating your financial position and if it is possible.
